Short-term rental FAQ for hosts and concierge teams

1. What is Welkodia?

Welkodia is a digital guest guidebook for your travelers.

It centralizes key stay information (Wi-Fi, check-in, rules...) and lets you offer your own extra services and items to grow your rental revenue (late check-out, kits, etc.).

2. How does the 14-day Solo trial work?

Solo is Welkodia’s paid base plan for individual hosts. You can start with a 14-day trial, with a card collected up front, then keep Solo if you don’t cancel before the trial ends.

Solo covers 1 digital guidebook with QR code, services store, orders, analytics, and rebooking. Existing Free users keep their grandfathered access.

On the paid services you offer to your guests, Welkodia operates on a commission basis. This is applied only during a sale and is borne by the guest, not by you.

Our commissions: • Solo: 13% • Plus: 8% • Pro: 3%

This means you receive 100% of the price you set. Welkodia simply adds its commission on top, which is paid by the guest.

3. How do guests access the guidebook?

Through a simple link you send them (via email, SMS, WhatsApp message, Airbnb...) or by scanning a QR code you can print and place inside the property.

No app download required!

4. Do guests need to create an account?

No. Your guests do not need to create an account or download an app.

You simply share the guidebook internet link with them. By clicking on it from their phone or computer, they are taken directly to the online page of your guidebook, where they can view the stay information and order your services.

As long as your guidebook is in public mode, anyone with the link can access it. However, you can switch your guidebook back to private mode at any time to remove that access.

5. How do extra services work?

You create your own extra services and items, for example a late check-out, a baby cot, or luggage storage.

You then share the guidebook link with your guests. They discover your services directly inside the guidebook and can order them in just a few clicks.

Payments are then paid out to you automatically and securely via Stripe within 2 to 7 business days.

👉 You stay in control of your bookings: each order can be accepted, declined, or canceled depending on your availability.

6. What is Stripe and what is it used for?

Stripe is a secure payment service that allows you to receive money online.

Within your Welkodia guidebook, Stripe is used to collect payments from your guests for extra services or add-ons (activities, extras, products, etc.). Once configured, payments are automatically transferred to your bank account.

Creating a Stripe account is free, and setup usually only takes a few minutes.

7. Do I need to connect Stripe to get started?

No. You can create your guidebook and set it up without connecting Stripe immediately.

Connecting Stripe only becomes necessary when you want to sell paid services or items to your guests.

8. When do I get paid?

When a guest orders a paid service, the payment is processed securely via Stripe.

The payout is then sent automatically to the bank account registered on your Stripe account within 2 to 7 business days. You can check the status of your payouts at any time on your Stripe account.

9. Is it safe to include access codes?

The guidebook is designed to be easy to access through a link or QR code. This is very convenient for guests, but as the guidebook remains accessible to anyone with the link, some sensitive information deserves extra protection.

To address this, Welkodia allows you to secure certain information, such as the lockbox code or Wi-Fi password, in a section protected by a PIN code.

You only need to share this PIN code with your guests to keep this sensitive information better protected, while maintaining a simple and practical public guidebook.

10. Can I manage multiple properties?

Yes. You can create a separate guidebook for each property, with its own information and services. Solo supports 1 property, Plus supports up to 5, and Pro is built for teams and multi-property portfolios.

Pro also features advanced analytics, team roles and permissions, and specialized tools to manage a multi-property portfolio.

11. Is it possible to block last-minute orders?

Yes. You can enable order validation for specific services, so you can review each request first and confirm that you are able to fulfill it.

12. Can I change my plan later?

Yes. You can upgrade to a higher plan as your business grows.

This allows you to start simply, then add more properties, users, and features at the right time.

13. Is there a long-term commitment?

No, you stay fully flexible. You can choose a monthly plan with no commitment, cancel whenever you want, or switch plans as your needs evolve.

If you choose annual billing, you benefit from a better rate.

14. I don't know what to sell... can you help me?

Yes. Start with stay upgrades and guest experiences that feel natural to buy during a trip.

Good examples include late checkout, airport transfers, breakfast baskets, champagne on arrival, private chef, spa treatments, grocery pre stocking, restaurant bookings, and local activities.

15. How does Rebooking (direct booking) work?

Rebooking lets your guests book their next stay directly from your digital guidebook, instead of returning to platforms like Airbnb, Booking.com or Vrbo.

You can enable Rebooking inside your guidebook. Guests will then see a dedicated section where they can request a future stay directly with you.

The main benefit is simple: your loyal guests can book again with you, with much lower fees than on major booking platforms. Welkodia’s Rebooking commission is 4% on the Solo plan, 2% on the Plus plan, and 0% on the Pro plan.
